Afwijkingen van deze voorwaarden zijn<br>slechts geldig indien dit schriftelijk overeengekomen is.<\/p>\n<p style=\"margin-left: 54.0pt; mso-add-space: auto; text-indent: -18.0pt; mso-list: l6 level1 lfo2;\"><!-- [if !supportLists]-->2.<span style=\"font-variant-numeric: normal; font-variant-east-asian: normal; font-variant-alternates: normal; font-kerning: auto; font-optical-sizing: auto; font-feature-settings: normal; font-variation-settings: normal; font-stretch: normal; font-size: 7pt; line-height: normal; font-family: 'Times New Roman';\">&nbsp; &nbsp;&nbsp;<\/span>De bedingen van deze voorwaarden gelden ook ten behoeve van de door \u201cBeheer in Balans\u201d<br>ingeschakelde derden.<\/p>\n<p style=\"margin-left: 54.0pt; mso-add-space: auto; text-indent: -18.0pt; mso-list: l6 level1 lfo2;\"><!-- [if !supportLists]-->3.<span style=\"font-variant-numeric: normal; font-variant-east-asian: normal; font-variant-alternates: normal; font-kerning: auto; font-optical-sizing: auto; font-feature-settings: normal; font-variation-settings: normal; font-stretch: normal; font-size: 7pt; line-height: normal; font-family: 'Times New Roman';\">&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;<\/span>De VvE vrijwaart \u201cBeheer in Balans\u201d voor aanspraken van derden uit hoofde van het feit dat gebrekkige besluiten,<br>besluitvorming dan wel geen of onvoldoende volmacht bestaat behoudens in geval<br>van opzet of grove schuld.<\/p>\n<p style=\"margin-left: 54.0pt; mso-add-space: auto; text-indent: -18.0pt; mso-list: l6 level1 lfo2;\"><!-- [if !supportLists]-->4.<span style=\"font-variant-numeric: normal; font-variant-east-asian: normal; font-variant-alternates: normal; font-kerning: auto; font-optical-sizing: auto; font-feature-settings: normal; font-variation-settings: normal; font-stretch: normal; font-size: 7pt; line-height: normal; font-family: 'Times New Roman';\">&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;<\/span>Voor alle werkzaamheden, die de VvE aan \u201cBeheer in Balans\u201d wenst uit te besteden, dient de VvE de actuele en benodigde<br>bescheiden na acceptatie van de beheerovereenkomst in het bezit te stellen van \u201cBeheer in Balans\u201d, waaronder uitdrukkelijk begrepen de volledige en actuele<br>financi\u00eble gegevens. Indien de financi\u00eble administratie onvolledig wordt aangeleverd wordt er een bedrag van \u20ac 75,- excl. per uur in rekening gebracht<br>voor het herstel\/reconstructie van het boekjaar.<\/p>\n<p style=\"margin-left: 54.0pt; mso-add-space: auto; text-indent: -18.0pt; mso-list: l6 level1 lfo2;\"><!-- [if !supportLists]-->5.<span style=\"font-variant-numeric: normal; font-variant-east-asian: normal; font-variant-alternates: normal; font-kerning: auto; font-optical-sizing: auto; font-feature-settings: normal; font-variation-settings: normal; font-stretch: normal; font-size: 7pt; line-height: normal; font-family: 'Times New Roman';\">&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;<\/span>De vergoeding aan \u201cBeheer in Balans\u201d is maandelijks vooraf verschuldigd en wordt ge\u00efnd door het bedrag af te schrijven van<br>de rekeningcourant van de VvE.<\/p>\n<p style=\"text-indent: -18.0pt; mso-list: l4 level1 lfo1;\"><!-- [if !supportLists]-->&nbsp; &nbsp; &nbsp; &nbsp;2.<span style=\"font-variant-numeric: normal; font-variant-east-asian: normal; font-variant-alternates: normal; font-kerning: auto; font-optical-sizing: auto; font-feature-settings: normal; font-variation-settings: normal; font-stretch: normal; font-size: 7pt; line-height: normal; font-family: 'Times New Roman';\">&nbsp; &nbsp;&nbsp;<\/span><strong>Overeenkomst<\/strong><\/p>\n<p style=\"margin-left: 54.0pt; mso-add-space: auto; text-indent: -18.0pt; mso-list: l2 level1 lfo3;\"><!-- [if !supportLists]-->1.<span style=\"font-variant-numeric: normal; font-variant-east-asian: normal; font-variant-alternates: normal; font-kerning: auto; font-optical-sizing: auto; font-feature-settings: normal; font-variation-settings: normal; font-stretch: normal; font-size: 7pt; line-height: normal; font-family: 'Times New Roman';\">&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;<\/span>De beheerovereenkomst is geldig indien deze is&nbsp;voorzien van de notulen en een getekende presentielijst van de vergadering van<br>eigenaars waarin met meerderheid van besloten wordt \u201cBeheer in Balans\u201d als&nbsp;beheerder van de VvE aan te stellen. \u201cBeheer in Balans\u201d kan weigeren om tot<br>beheer van de VvE over te gaan.<\/p>\n<p style=\"margin-left: 54.0pt; mso-add-space: auto; text-indent: -18.0pt; mso-list: l2 level1 lfo3;\"><!-- [if !supportLists]-->2.<span style=\"font-variant-numeric: normal; font-variant-east-asian: normal; font-variant-alternates: normal; font-kerning: auto; font-optical-sizing: auto; font-feature-settings: normal; font-variation-settings: normal; font-stretch: normal; font-size: 7pt; line-height: normal; font-family: 'Times New Roman';\">&nbsp; &nbsp;&nbsp;<\/span>De overeenkomst wordt aangegaan voor de duur van&nbsp;een jaar en wordt steeds stilzwijgend verlengd.<\/p>\n<p style=\"margin-left: 54.0pt; mso-add-space: auto; text-indent: -18.0pt; mso-list: l2 level1 lfo3;\"><!-- [if !supportLists]-->3.<span style=\"font-variant-numeric: normal; font-variant-east-asian: normal; font-variant-alternates: normal; font-kerning: auto; font-optical-sizing: auto; font-feature-settings: normal; font-variation-settings: normal; font-stretch: normal; font-size: 7pt; line-height: normal; font-family: 'Times New Roman';\">&nbsp; &nbsp;<\/span>De overeenkomst kan na het eerste jaar met&nbsp;inachtneming van een opzegtermijn van 2 maanden worden opgezegd. Gedurende deze<br>termijn blijft de VvE de gebruikelijke beheervergoeding verschuldigd.<\/p>\n<p style=\"margin-left: 54.0pt; mso-add-space: auto; text-indent: -18.0pt; mso-list: l2 level1 lfo3;\"><!-- [if !supportLists]--><span style=\"font-size: 12pt; line-height: 107%;\">4.<span style=\"font-variant-numeric: normal; font-variant-east-asian: normal; font-variant-alternates: normal; font-kerning: auto; font-optical-sizing: auto; font-feature-settings: normal; font-variation-settings: normal; font-stretch: normal; font-size: 7pt; line-height: normal; font-family: 'Times New Roman';\">&nbsp; &nbsp;&nbsp;<\/span><\/span>Bij be\u00ebindiging van de overeenkomst is de VvE&nbsp;een vergoeding verschuldigd aan \u201dBeheer in Balans\u201d voor de afwikkeling van de<br>administratie van de VvE. De hoogte van deze vergoeding bedraagt \u20ac 75.<b> <\/b><\/p>\n<p><span style=\"font-style: inherit; font-weight: inherit; text-indent: -18pt; color: var( --e-global-color-text ); background-color: var(--ast-global-color-5);\">3.<\/span><span style=\"font-style: inherit; font-weight: inherit; text-indent: -18pt; color: var( --e-global-color-text ); background-color: var(--ast-global-color-5); font-variant-numeric: normal; font-variant-east-asian: normal; font-variant-alternates: normal; font-kerning: auto; font-optical-sizing: auto; font-feature-settings: normal; font-variation-settings: normal; font-stretch: normal; font-size: 7pt; line-height: normal; font-family: 'Times New Roman';\">&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;<\/span><strong><span style=\"font-style: inherit; text-indent: -18pt; color: var( --e-global-color-text ); background-color: var(--ast-global-color-5);\">Administratief beheer<\/span><\/strong><\/p>\n<p style=\"text-indent: -18.0pt; mso-list: l4 level1 lfo1;\">\n<\/p><p style=\"margin-left: 54.0pt; mso-add-space: auto; text-indent: -18.0pt; mso-list: l1 level1 lfo4;\"><!-- [if !supportLists]-->1.<span style=\"font-variant-numeric: normal; font-variant-east-asian: normal; font-variant-alternates: normal; font-kerning: auto; font-optical-sizing: auto; font-feature-settings: normal; font-variation-settings: normal; font-stretch: normal; font-size: 7pt; line-height: normal; font-family: 'Times New Roman';\">&nbsp; &nbsp; &nbsp;<\/span>De administratie wordt gevoerd zoals vastgelegd in de splitsingsakte.<\/p><p style=\"margin-left: 54.0pt; mso-add-space: auto; text-indent: -18.0pt; mso-list: l1 level1 lfo4;\">2.&nbsp; De administratie wordt voornamelijk digitaal&nbsp;bewaard. De termijn van bewaring bedraagt ten minste 7 jaar.<\/p>\n<p style=\"margin-left: 54.0pt; mso-add-space: auto; text-indent: -18.0pt; mso-list: l1 level1 lfo4;\">3.<span style=\"font-variant-numeric: normal; font-variant-east-asian: normal; font-variant-alternates: normal; font-kerning: auto; font-optical-sizing: auto; font-feature-settings: normal; font-variation-settings: normal; font-stretch: normal; font-size: 7pt; line-height: normal; font-family: 'Times New Roman';\">&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;<\/span>De VvE verplicht zich een (spaar)rekening aan te houden ten behoeve van het reservefonds of voorziening.<\/p>\n<p style=\"margin-left: 54.0pt; mso-add-space: auto; text-indent: -18.0pt; mso-list: l1 level1 lfo4;\">4.<span style=\"font-variant-numeric: normal; font-variant-east-asian: normal; font-variant-alternates: normal; font-kerning: auto; font-optical-sizing: auto; font-feature-settings: normal; font-variation-settings: normal; font-stretch: normal; font-size: 7pt; line-height: normal; font-family: 'Times New Roman';\">&nbsp; &nbsp;<\/span>Ten aanzien van de administratieve verwerking&nbsp;van de financi\u00eble gegevens van de VvE gelden de volgende voorwaarden:<\/p>\n<p style=\"margin-left: 72.0pt; mso-add-space: auto; text-indent: -18.0pt; mso-list: l3 level1 lfo5;\"><!-- [if !supportLists]-->a.<span style=\"font-variant-numeric: normal; font-variant-east-asian: normal; font-variant-alternates: normal; font-kerning: auto; font-optical-sizing: auto; font-feature-settings: normal; font-variation-settings: normal; font-stretch: normal; font-size: 7pt; line-height: normal; font-family: 'Times New Roman';\">&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;<\/span>De eigenaars geven (indien gewenst) een&nbsp;machtiging voor automatische incasso van de periodiek bijdragen.<\/p>\n<p style=\"margin-left: 72.0pt; mso-add-space: auto; text-indent: -18.0pt; mso-list: l3 level1 lfo5;\"><!-- [if !supportLists]-->b.<span style=\"font-variant-numeric: normal; font-variant-east-asian: normal; font-variant-alternates: normal; font-kerning: auto; font-optical-sizing: auto; font-feature-settings: normal; font-variation-settings: normal; font-stretch: normal; font-size: 7pt; line-height: normal; font-family: 'Times New Roman';\">&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;<\/span>De periodieke bijdragen worden op of omstreeks&nbsp;de eerste dag van de maand van de rekening afgeschreven. De eigenaars zijn<br>verantwoordelijk voor voldoende saldo op de betaalrekening.<\/p>\n<p style=\"margin-left: 72.0pt; mso-add-space: auto; text-indent: -18.0pt; mso-list: l3 level1 lfo5;\"><!-- [if !supportLists]-->c.<span style=\"font-variant-numeric: normal; font-variant-east-asian: normal; font-variant-alternates: normal; font-kerning: auto; font-optical-sizing: auto; font-feature-settings: normal; font-variation-settings: normal; font-stretch: normal; font-size: 7pt; line-height: normal; font-family: 'Times New Roman';\">&nbsp;&nbsp;<\/span>\u201cBeheer in Balans\u201d is bevoegd om ten behoeve van&nbsp;de reservering voor onderhoud overboekingen te plegen van de betaal- naar de<br>spaarrekening.<\/p>\n<p style=\"margin-left: 54.0pt; mso-add-space: auto; text-indent: -18.0pt; mso-list: l1 level1 lfo4;\">5.<span style=\"font-variant-numeric: normal; font-variant-east-asian: normal; font-variant-alternates: normal; font-kerning: auto; font-optical-sizing: auto; font-feature-settings: normal; font-variation-settings: normal; font-stretch: normal; font-size: 7pt; line-height: normal; font-family: 'Times New Roman';\">&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;<\/span>Voor de juiste verwerking van de gegevens verstrekt de VvE bij opstart bij de getekende beheerovereenkomst mee te zenden<\/p>\n<p style=\"margin-left: 90.0pt; line-height: normal; font-family: 'Times New Roman';\">&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;<\/span>De eigenaars zijn verantwoordelijk voor de&nbsp;beschikbaarheid van banktegoeden van de VvE. \u201cBeheer in Balans\u201d is niet<br>aansprakelijk voor tekorten op de betaal- en spaarrekeningen van de VvE.<\/p>\n<p style=\"margin-left: 54.0pt; mso-add-space: auto; text-indent: -18.0pt; mso-list: l1 level1 lfo4;\">7.<span style=\"font-variant-numeric: normal; font-variant-east-asian: normal; font-variant-alternates: normal; font-kerning: auto; font-optical-sizing: auto; font-feature-settings: normal; font-variation-settings: normal; font-stretch: normal; font-size: 7pt; line-height: normal; font-family: 'Times New Roman';\">&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;<\/span>De periodieke bijdrage wordt jaarlijks&nbsp;vastgesteld in Vergadering van eigenaars voor het eerst in de<br>opstartvergadering. In geval van kleine administratieve<br>vergissingen aan de zijde van \u201cBeheer in Balans\u201d, zoals onjuiste boekingen of&nbsp;het ontbreken van facturen is \u201cBeheer in Balans\u201d jegens de VvE verplicht en<br>gerechtigd onmiddellijk na constatering zelf en op eigen kosten voor herstel&nbsp;daarvan zorg te dragen.<\/p>\n<p><span style=\"font-style: inherit; mso-add-space: auto; text-indent: -18.0pt; mso-list: l5 level1 lfo6;\"><!-- [if !supportLists]-->2.<span style=\"font-variant-numeric: normal; font-variant-east-asian: normal; font-variant-alternates: normal; &nbsp;&nbsp;<\/span>Niet tot de taak van \u201cBeheer in Balans\u201d behoort&nbsp;het uitvoeren van andere technische beheeractiviteiten.<\/p>\n<p style=\"text-indent: -18.0pt; mso-list: l4 level1 lfo1;\"><!-- [if !supportLists]-->&nbsp;
